Probably teen to adult given how gruesome the ghosts can be when you actually see them, but otherwise the game isn't gory at all.

I mean, you could always google the ghosts to take a look to see for yourself. Though this could change as updates happen. I heard they were going to redo the ghost models one day, but no idea what the updated designs would be like.

I would say anyone could play it, if they are used to horror games and stuff. Teens and above is probably a good starting point though. Some young kids would probably be fine but some will probably be scared to go into the house.

Imo, an age rating is frankly pointless when it's a coop/MP game with public servers.

Not exactly how the ESRB works. The most this game would probably get rating wise is a flat out M rating because of the very subject material used for it.
Mature 17+ (M)
Games with this rating contain content which the ESRB believes is generally suitable for ages 17 and older. They can contain content such as intense and/or realistic portrayals of violence (including blood, gore, mutilation, and depictions of death), strong sexual themes and content, nudity, and more frequent use of strong language.
Since the game revolves around ghosts this already fills the requirement for "intense and/or realistic portrayals of violence" since some of the ghosts even include stitches either on their chests or have some around their mouth area, and since these same ghosts can also kill you as a player in-game it further fills that requirement, so it would be surprising that when the game launches it doesn't have the M rating on it.

I wouldn't mind to let a kid play this game, but since there's a lot of adults playing online there's gonna be some swearing and other stuff, when it comes to gore there's a tiny bit of it, but you don't see the ghosts that much, most of the time they are invisible. It is a game that requires a microphone.

its a voice chat game with random strangers, most are adults soo....yea not a kids game

game play wise its not that bad, so rated T for teens gameplay and rated M for mature online interactions

Not counting things other players say, it's tamer than the movie Poltergeist if that helps.

It's most likely going to be rated M for the reasons I stated! Nobody ever realizes that the content the game has is how a game gets its rating! Why do you think Rockstar was trying to AVOID the A rating for GTA-SA when they hide the sex minigame, the second the public became aware of that minigame the M rating the game originally had was immediately changed to an A rating, it only got changed BACK to the M rating when Rockstar completely removed the minigame all together!

The question implied they wanted individual opinions of people here, not the ESRB.

And the ESRB doesn't care about your opinions, I'm just stating what's likely to happen in this regard, the game most likely is going to be M rated because of the content it has, what people think the rating is going to be doesn't matter when the ESRB are the ones in control of the final say.
The best answer you'll get is what you decide for yourself. People have told you of the content, the first post gives the best answer, though I'd add once you die you get sent to a room full of corpses and fleshy horror.

ESRB is corrupt, sure they have standards, but I wouldn't cite them beyond their basic statements. Lastly, ESRB does not rate online features due to human interaction, thank goodness for that. Every game with online functionality on the face of the earth would be rated AO or have intense restrictions on communication/social elements.
