Report a translation problem
The most important thing to learn is how to tell where the ghost is inside the house. As part of the game, the ghost will have a specific "room" that it likes to be in. It can move out of that room, but it will always return there AND spends most of the game inside it.
Normally, there's a couple ways to find the ghost room. Firstly, the ghost makes the area around it cold, so a thermometer is a huge help. Look for a room that has colder temperatures than the rest of the house and you've probably found the ghost.
Likewise, the ghost will toss stuff around. Take an EMF reader with you to check if a door's been moved or an object's been thrown. You can also usually tell if you see something on the floor that normally shouldn't be there (plate, cup, etc)
Related to that, when the ghost touches things, there will be a noise (item being thrown, door touches, window knocks, etc) so if you're paying attention, you can hear what direction noise is coming from to narrow down where you should look.
Finding the ghost is important, but keeping your sanity up is also important. Most ghosts cannot hunt when your team average sanity is high. Make sure you turn on the lights to keep your sanity up and keep you safe during your investigation. There's a couple tricks to this - most maps limit the number of lights you can have on at once and the ghost can turn off the power breaker, so always look on the map in the truck to see where the breaker is before going inside (it's a green box with a lightning bolt) - usually in the basement or garage.
Once you find the ghost room, take your evidence items inside and start checking for evidence. A lot of this game is random chance, so it can take a bit before the ghost decides to write in the ghost book or touches a door. Always check any evidence type multiple times to make sure you actually got it - when that makes sense. Ghost writing is pretty hard to mistake getting, but UV is sometimes tricky and EMF 5 is just a nightmare to get sometimes.
Ghost orbs only show up in the ghost room, so it's very important to be sure you're in the right place or you'll never find them.
There's so much more to this game, but that depth of knowledge will come with time. If you want a bunch of spoilers, check out the wiki. It will tell you in detail about each ghost and all the items, but that can also spoil the fun of not knowing, so beware.
The most common mistakes i see by beginners is, that they're often failing at identifying the ghost room correctly or are way more hectic than necessary (like moving stuff around constantly and not giving the items time to do their job, especially the thermo and book) and on top of that often doesn't realize, that staying in well-lit rooms keeps sanity up. Especially the later one can easily extend your investigations by enough time to allow even T1-items find the ghosts evidence multiple times throughout an amateur run.
For starters, none of the game's equipment, much less evidence equipment, is broken. Annoying and tedious, absolutely, but not broken. It takes time to get evidence with this tier of equipment so you will usually be spending quite a bit of time in the house.
Here's two key pieces of info that will help you out a ton in the game:
1. The ghost is a physical, but invisible, entity that roams the map and will do activities wherever it's currently located. This means that it is not confined to a single room, and can very easily appear in other rooms doing other things even when it isn't hunting. You will see this more often on higher difficulties especially at lower sanities.
2. You do not need the ghost room to gather most of your evidences. While the ghost room is best described as the nexus for the ghost's activity, the only evidence that absolutely requires the room is ghost orbs; everything else can be gathered simply wherever the ghost happens to be at the time. Some evidences, like freezing temperatures and ghost writing, may be found more easily in the ghost room, but other evidences like ultraviolet (UV) and EMF can often be found in the many places the ghost visits. Don't be afraid to move with the ghost if needed, though, since you're on Amateur mode, that shouldn't be necessary too often!

Walk through house watching thermometer, when you find the room where the temp drops, drop thermometer there, place book using F key (Not drop with G).
Go get Salt and Glow stick from the van.
Drop them at the room,
Go get Camera (not video) and Ghost Box.
Drop them at room.
Pick up salt and use F to drop 2 x salt piles,
Pick up glow stick and activate with RMB,
Pick up Camera.
Close all the doors and lights out, leave your torch on.
If ghost walks through salt take a pic. Use glow stick to get Ultraliolet, on the salt.
Any writing in the book ?,
Any Ultraliolet on a door that just moved?
6 Finger on a palm print? your all done.
Set up DOTS and a video cam and go to van and watch.
Not got enough evidence yet?, use the Ghost Box with lights out.
No salt prints after hearing footsteps?, your done.
15 mins is not long enough for most ghosts.
Collate the evidence pick a ghost.
Keep the glow stick on you, if the ghost hunts use the stick to navigate as the ghost can't see it.

The fact that you had to write a book for them is sad indeed, the game still sucks and it's still rigged where the ghosts can throw off false evidence and even Insym has confirmed this!!! Stop lying to people!!!
First of all.... lol
2nd: I agree that the t1 stuff aint easy. For beginner its realy hard to get into it for sure but i cant understand your hate.
Its a game with a learning curve where you have to know/learn what ghost abilitys are, where you can hide etc.
In the next update they will let you unlock tiers faster (ppl are salty about this too lol)
3rd. Ppl enjoy diffrent games and you are not the target of this game so..... why bother?
