On the first breakage case, low sanity, the board will break immediately if you ask a question and cannot pay the sanity cost (where is your favorite room drains 50% sanity, for example). Since the board started to answer, you had enough sanity for the question.
That means you probably moved far enough away from the board to cause it to break by distance, and that triggered the hunt. Whenever you activate the board, it will drop the wooden pointer down. Don't forget to say goodbye before walking away and watch the pointer float away before you carry on hunting.
What followed was me panic-spamming the "goodbye" button, which wouldn't take until the ghost finished answering the first question. And then promptly dying. Board did not break though.
Given that that question takes 50 Sanity, I likely didn't have enough for the repeat.
