For writing the ghost needs to interact with it, but depending on the number of objects in its vicinity that might take some time. Throwing all items out of the room might help to get it do some things. Also make sure to actually place them in the ghost room and not just anywhere were you've high activity (it's in most cases the coldest room or the one with ghost orbs if present). And if you suspect it being a shade (being less active in general) make sure, that you're not staying in the same room as the ghost, because that prevents a Shade from throwing stuff, which also includes the book (as throwing the book gets turned into writing for a ghost with that evidence)
As for EMF make sure to check it as often as possible. For each EMF2 or EMF3 signal there's only a 25%-Chance to turn these into EMF5. Also Ghost Events are always EMF4 and won't get turned into EMF5, so no need to check these.
Writing is the worst because it usually takes a long time for the ghost to interact with the book, but one thing that helps is if the ghost throws the book, that means its not going to write in the book so you can for sure cross it off.. if not you just have to wait around for it to write which can sometimes just take a really long time.
EMF also just takes time, I either get it almost instantly or after 10 something minutes
Fingerprints will ALWAYS be immediate after it touches a door, window, or keyboard and will stay around for a couple minutes, unless its an Obake then it has the ability to make its fingerprints disappear on whatever it touched so its a good idea to double check either way if youve not crossed that ghost off yet.
So... it just sounds like youre luck isnt the best and or youre just not staying around long enough for the evidence to show up. Hope this helped some!
I've yet not really seen any game, which balanced all their evidences properly. Most stuff is either laughably easy to get or needs quite some time or much more efford compared to other evidences. But given that it's not PvP it doesn't really need to bei 100% balanced anyway.
Though it often depends on the players behavior as well, like many people are already in the house for several minutes, already dropping their sanity halfway near the hunting threshhold, before they even bring the book in.
EMF 5 only has a 25% chance of occurring instead of a normal EMF 2 or 3 activity; EMF 4 never gives off EMF 5, not will the EMF reader going haywire show it either. If you're not playing on Nightmare or Insanity Mode, then you can also use the truck's activity monitor to guess EMF 5 spikes (though I wouldn't completely rely on it because sometimes the ghost just manages to do two normal interactions back-to-back).
Fingerprints immediately appear on whatever door/window/switch/etc it touches; this does not include items you can pick up. Fingerprints last for a couple minutes before slowly disappearing. Now, if you're dealing with an Obake, sometimes it won't leave fingerprints during its interactions, and it has an ability that makes fingerprints disappear faster; it also has a rare unique fingerprint evidence that instantly gives its identity away.
As far as other evidence goes:
Freezing temps are the easiest evidence to find because you'll notice your breath, and is the easiest to find with the breaker off (or on an outdoor map) since the ghost wastes less time chilling the room. The coldest rooms are teh rooms the ghosts visits most, which isn't always the ghost room.
Ghost orbs can only be found in the ghost room, and will periodically move to different spots in the room in case they're initially in a hard to see spot. On an outdoor map with snow, look for any irregular "snow movement" such as the "snow" moving up instead of down.
IIRC, DOTS should show you the ghost's silhouette after about 30s if they're in the same room as the projector. Keep in mind that if you have the grudge girl or mouth girl model, they may sometimes play their crawl animation too so be a bit more vigilant with those.
Spirit Box can sometimes be finicky too, so the below methods help maximize the chance for a response:

I'm in agreement - most I use it for these days is a control warm up, or to double check that my voice recognition is working properly. Definitely needs an update, but right now... they understandably have bigger priorities... such as the upcoming reworks.
