The thing is; you pretty much never need to guess. The wiki also has a good page on understanding behaviour differences for each ghost; like an Oni will never do the smoke appearance ghost event, Goryo's DOTs (which it will always have) only show up on camera, not to the eye; not spirit box = not moroi, not freezing = not hantu, not dots = not Goryo, not fingerprints = not Obake, Shade can't hunt or do high EMF actions if you're in the same room as them. Basically every Ghost has behaviours you need to check.
It's one of the most useful items in medium and large maps unless you come across the ghost hotspot while doing the first run to turn the power on. I tend to use it on the farmhouses too just to make things a bit quicker.
On Maple Lodge I typically drop my camera and candle at the footpath intersection on the way back to the van, grab the parabolic microphone and thermometer, go back to the path intersection and swap the thermometer for the camera, then crouch inside the nearby red tent next to the lamp and use the parabolic mic to pinpoint the ghost hotspot.
Once I've got it I swap the mic for the thermometer and head to the hotspot to pinpoint the ghost room.
A. Stop communicating outside of in-game voice chat. There are some ghosts that get 'agitated' from increased voice activity from the players.
B. Don't have a dedicated van guy. Just don't. One guy sitting at 100% sanity will make three players have an average sanity of 33% when the other two are at zero.
