The most reliable (and on Nightmare, the only) way to get EMF 5 is with the EMF reader. However, you can use the truck monitor to make an educated guess of EMF 5 depending on how active the ghost is. Multiple +4 spikes (that is, the activity goes from 'X' to 'X+4' or higher) is a good way to tell EMF 5, though I would be careful not to confuse it for multiple actions at once- such as throwing something then immediately touching a door.
