Keep in mind that ghosts can roam outside of the ghost room.
IIRC, the devs do plan to reduce roaming a bit to help alleviate it, but I can't remember where this was said.
Also ghost roaming is about player walking speed. They move around very randomly but they can cover quite a distance if they choose to.
Each ghost except for the goryo also have a very rare ability to roam extremely far, pretty much to anywhere in the house.
The things that have been debunked are the phantom shapeshifting (used to be in the game but removed) and the phantom being summoned from the ouija board (book straight up lies there) The other things from the book are true, as well as the hidden ability that it sometimes can roam to a player and that it blinks much more slowly during a hunt. These have been confirmed afaik.
Banshee doesn't have a teleport but afaik when it uses it's hunt ability it roams to it's target player before initiating the hunt.
