Banshee
They can stalk their target around the location causing ghost interactions and potential ghost events even away from their ghost room wherever their target happens to be. If you ever get suspicious about ghosts events happening around you as you travel and you can be certain it isn't just a wandering/roaming part of the ghost or if you can also identify that the ghost hasn't migrated you can potentially deduce a Banshee.
They are weak to the crucifix so you have a larger range for the crucifix to work (five meters as opposed to three meters every other ghost follows).

Jinn
They do not need line-of-sight to have their fast speed. They simply need the Breaker on and their natural movement speed (away from any player) is very fast regardless. They will only slow down when in proximity to a player but with enough line-of-sight this makes escaping a Jinn during a chase very difficult because they can catch up to you only to get their line-of-sight speed boost back.
Their special ability is to instantly sap 25% from any nearby player whenever it chooses to do so - which is something you won't see or notice until you decide to check your sanity and realize you see that you distinctly lost 25% if you remember what it was before.

Oni
Because I did not see it mentioned, the Oni is a ghost that tends to get more "active" when there are others around it. With more players, this means if you are all conveniently together this should be a party-happy ghost in comparison to the Shade who is much less active when players are grouped by it.
Their special ability involves throwing items. If you see an item flying across the room or being thrown with a very strong force you are likely looking at the Oni.

Poltergeist
They can throw multiple objects at the same time so if you see two or three items being thrown (with a distinct throwing sound) you already have witnessed a Poltergeist.
Being around it when it throws an item saps your sanity for each item it throws.
It needs line of sight. Because it needs a target to judge distance.
I'm not so certain of that because I was able to walk out of the house just as a hunt started and still saw the Jinn zooming through the house. Of course as it got near the front door it slowed down but it was zooming around outside of that.
