Ghost Abilities
Might do a guide later, but just some stuff I've heard and seen with ghosts:

Banshee

Special Hunter

Special hunt, ignores sanity limits. Extremely rare. Some rumor that it is currently bugged and not happening.

Will target a specific player out of a group and ignore others.

If target is out of the house, they will do a normal hunt.

EDIT: Crucifixes block them in a 5 meter radius instead of a 3 meter radius.

Demon

Early Hunter

Hunts at 70%

Hunt rate is significantly higher at all sanity levels

Ouija board uses costs less sanity.

Goryo

DOTS don't appear on the naked eye.

DOTS won't appear on camera if investigators too close. Seems to require the investigators too be 4+ meters away, or perhaps in a separate room. So, easier to watch from truck.

Doesn't roam as often. I suspect this is the rare chance of wide-roaming.

Hantu

Fast Ghost

Faster in Cold Temperatures, Slower in Warm Temperatures

Jinn

Fast Ghost

Faster when far from its target.

Turning off the breaker prevents its speed from working.

Occasional power that causes an increased sanity drain to nearby player.

Myth - Jinn is faster when it can't see a player. A Jinn without a target has a normal speed. So it needs Line of Sight on a player in order to use its power.

Mare

Early Hunter

Hunts at 60% when in Darkness

Hunts at 40% when in Light

Can roam into a dark room to use its power so light up all nearby rooms, not just the preferred room.

Myling

Quieter footsteps during a hunt.

Footsteps only. Vocalizations are normal volume. This can confuse you to how far the ghost is... in theory.

Increased chance of paramic sounds... it's still an RNG though, so on average more sounds than other ghosts, but not guaranteed.

Obake

Reduced chance to leave Fingerprints
Earlier, all ghosts had a 75% to leave fingerprints and Obake had 50% chance.
Recent patch changed that to 100% most ghosts and I think 50% Obake

Obake will occasionally leave a six-fingered handprint

Obake have a chance that their fingerprints fade faster than other ghosts.
Standard fingerprints now fade after 2 minutes.
Obake fingerprints will occasionally fade twice as fast... so 1 minute

EDIT:
Oni

Some how missed this one first time through.

It's rate of activity increases based on the number of nearby players.

It will occasionally throw objects super far.

Onryo

Early Hunter / Special Hunter

Hunts at about 60% sanity.

If a fire is extinguished has a chance to trigger a special hunt. This chance is based on number of dead players.

Ability to provoke an Onryo hunt by dropping the candle has been removed. Assume that now you have to wait for candles and other fire to be extinguished by the ghost or go out naturally.

Fires disable the Onryo's early and special hunts.

If there are two lit candles and one is extinguished, the second candle prevents the special hunt from happening.

A lit candle prevents the 60% early hunt from happening.

Phantom

Sanity drain for staring at a manifesting Phantom is about double the rate of sanity drain from staring at other ghosts.

Taking a photo of a ghost will cause the model to vanish, but the ghost event (or hunt) will continue)

Phantoms blink very slowly in a hunt, making another way to identify them but also making it hard to predict their movement in a hunt.

Myth: It is believed the Phantom can be summoned by the Ouija Board or mimic players.
This does not happen. Phantom does not teleport any differently than other ghosts (ghosts teleport to do ghost events... Wraiths have a teleport power though). Ouija board does not interact with the Phantom any differently than other ghosts.

Poltergeist

Can throw multiple objects at the same time. This can create a fake EMF 5 on the truck activity chart.

Can't do much with an empty room... which feels like a strength because it doesn't give itself away then.

Rumor implies that poltergeist thrown objects drain sanity, but I'm not sure about that.

Raiju

Fast Ghost / Early Hunter

Is sped up when close to electrical Investigator Gear. Second fastest ghost.

Hunts early around electrical Investigator Gear. (about 60% ???)

Unaffected by room lights and other map-items like TVs.

Weakness was bugged so not sure how it works, but apparently it's electrical glitching happens further away than for other ghosts.

Revenant

Fast Ghost

Faster when sees a target. Slower when has no target. Fastest ghost.

Shade

Low activity rate, makes it hard to find it and hard to collect evidence... more likely to hit hunt range before you identify it as a result of the reduced activity.

Won't hunt when around more than 1 investigator... but might wander to a different room and hunt from that room.

Spirit

No strength or ability.

Smudge Sticks used to Cleanse have double effect (prevents hunt for 3 minutes rather than 90 seconds)

The Twins

Has two activity areas, one with the Ghost and one with the Twin.

The Twin does activity but does not leave evidence. Apparently won't trigger motion sensors either. So the Twin is a big decoy that is useless to hang around. The Twin can also be the source of a hunt.

The Ghost acts as a normal ghost and has no special powers aside from the existence of the decoy Twin.

Myth - Double hunting. Confirmed by devs... the ghost does not double hunt. Only one entity hunts at a time. You will never be running from two ghosts at the same time.

Wraith

Can rarely teleport to a player from across the map and do things briefly before returning to preferred area.

Does not leave footprints after stepping in salt.

Stepping in salt apparently increases Wraith's activity rate... but I am not sure if this is confurmed.

Yokai

Early Hunter

Will hunt as early as 80% sanity if someone talks within 2 meters of it.

Cannot hear or detect electronic gear from further than 2 meters away apparently.

Yurei

Has a very rare ability that will sometimes just reduce people's sanity. But it almost never happens.

Smudge sticks will prevent them from roaming for a period of time.

Devs have said that they're thinking of giving it a better ability later, CJ specifically mentioned for when they put in hallucinations. So we'll have to see how the hallucination system works.

At least from my observations to add on top of what you have mentioned:

Banshee

They can stalk their target around the location causing ghost interactions and potential ghost events even away from their ghost room wherever their target happens to be. If you ever get suspicious about ghosts events happening around you as you travel and you can be certain it isn't just a wandering/roaming part of the ghost or if you can also identify that the ghost hasn't migrated you can potentially deduce a Banshee.

They are weak to the crucifix so you have a larger range for the crucifix to work (five meters as opposed to three meters every other ghost follows).

Jinn

They do not need line-of-sight to have their fast speed. They simply need the Breaker on and their natural movement speed (away from any player) is very fast regardless. They will only slow down when in proximity to a player but with enough line-of-sight this makes escaping a Jinn during a chase very difficult because they can catch up to you only to get their line-of-sight speed boost back.

Their special ability is to instantly sap 25% from any nearby player whenever it chooses to do so - which is something you won't see or notice until you decide to check your sanity and realize you see that you distinctly lost 25% if you remember what it was before.

Oni

Because I did not see it mentioned, the Oni is a ghost that tends to get more "active" when there are others around it. With more players, this means if you are all conveniently together this should be a party-happy ghost in comparison to the Shade who is much less active when players are grouped by it.

Their special ability involves throwing items. If you see an item flying across the room or being thrown with a very strong force you are likely looking at the Oni.

Poltergeist

They can throw multiple objects at the same time so if you see two or three items being thrown (with a distinct throwing sound) you already have witnessed a Poltergeist.

Being around it when it throws an item saps your sanity for each item it throws.

oh, yeah, missed the Oni, but the Jinn being fast out of line of sight has apparently been debunked.

It needs line of sight. Because it needs a target to judge distance.

I'm not so certain of that because I was able to walk out of the house just as a hunt started and still saw the Jinn zooming through the house. Of course as it got near the front door it slowed down but it was zooming around outside of that.

I've got a video of a Jinn in tanglewood when no one is in the building and on it I'm like "maybe it's faster, I guess?" but it wasn't really... it was just normal ghost speed.
