Ghosts can start hunting when the average sanity is 50% or below with the exception of 3 ghost types;
Demon can start hunting at 65%
Mare can start hunting at 60% if its in a dark room / 40% if its in a lit room
Banshee can ignore the sanity completely if its target is inside the house (quite rare)
The hunt initiation always looks at the average sanity regarldless of which or how many players are in the house.
The sanity you see in the truck is masked. the value you see will fluctuate between +3 and -2 of the actual sanity. So if you see 52% and might have just been 49% with +3 fluctuation.
In the last case, if the two of you never entered the house, not even for a few seconds i can only assume it was a Banshee.

Demon: Demons can begin hunting as high as 65% average team sanity.
Mare: Mares can begin hunting as high as 60% average sanity if the room it tries to hunt in has the lights off. If the lights are on, then hunts won't occur until at 40% average sanity or less.
Banshee: Banshees have a special ghost power that allows them to ignore sanity entirely. If its target is in the building, the ghost will make a waypoint to its victim's last known location, head there, and will then wait there for about 20 seconds. If it spots its target during that time, it'll initiate a hunt regardless of sanity values.
The sanity meter also fluctuates in value to hide its true value, so there is a "tolerance" to consider. General rule of thumb is to record the highest sanity value then subtract it by 2 and it should be around the true value. In your case, if you highest recorded sanity is 52%, then the average sanity should be 50% or possibly 49%, which just barely puts you in the danger zone.
If you have 2 people with 100 sanity in the truck and someone inside with 0, the hunt will start regardless. Only the people inside have their sanity count towards any given hunt, unless it's a banshee, who can force a hunt at any sanity.
Banshee used to never hunt anyone except their target, so back then you could have 3 people with 0 sanity inside as long as the target stayed outside, now they just swap targets.

Not everything. Banshee used to work the way he said. However, the sanity does NOT work the way this guy says, and I feel he gets his info from the phasmo wiki, which is NOTORIOUS for having completely ♥♥♥♥♥♥♥♥ information.
The ghost will hunt based on collective sanity, so even if you have 100, but the average sanity is less than 50, guess what? You can potentially be hunted, even if you go in by yourself with your 100 sanity.
Otherwise, like the others above has said, the sanity fluctuates so even If it said 52% it was probably actually a bit lower and thaf made the hunt possible.
