2.) Yes, some ghosts do currently wander and change their favourite room, though it's fairly uncommon. I think I've had one out of the last 20 hunts change its favourite room, and it moved to the next room over. I could tell by having found ghost orbs in the first room fairly early on, then later when checking for activity since i wasn't finding other evidence I noticed the ghost orbs were gone. I moved the camera to the next room down the hall, and there were the orbs again.
3.) If a ghost loses track of you, it will start wandering around its current location trying to find a target. If I understand this correctly from the Trello, it's referring to hunt behaviour, where if a ghost targets one player, then that player successfully hides, the ghost just sits around that spot looking for a target, instead of going to where it last saw another player to potentially hunt someone else who's not hiding very well. This seems to be a consistency thing more than anything.

Ghost can still interact with things outside their room, usually within a short distance unless on larger maps.
Things like EMF can still be detected outside their room when the ghost interacts with things in the room or right outside.
Book, spirit box, and a few other things can also be interacted with when just outside the room.
Orbs can appear either in the room or near any of the doors to that room.
Ghost wandering is the chance for the ghost to interact with things outside their room, but they will still go back to that room. Think of it like an area centered around that room, On larger maps, like the school, this area is larger so that it is easier to find roughly where the ghost is. Can narrow it down further with thermometer or listening for footsteps.
When hunting, currently if you break line of with the ghost, it will resume its normal hunt path. The mentioned change is to make it go to where it last saw the player so it is harder to just hide behind corners.
Well, we should probably create a bug report then, because I've had ghosts change rooms, and have seen streamers have ghosts change rooms. I 100% guarantee it does happen, though I can't 100% guarantee it's not a bug or "undocumented feature"
Already said that EMF can occur outside their room. Already said orbs are not exclusive to their room. Already said that the ghost can interact with things near their room (book, spirit box, ect).
But unless stuck they will always return to their room just before they start hunting, and that room will always be the rough center of where they can interact with.
