at night and whilst low exposure i can even use the safehouse... but, assuming its entering the house whilst having high exposure technically i can avoid the raid by never entering the safehouse what they are camping...

Missing stuff. Not the first time it's happened. DEA raids are still.super buggy.

DEA van camps outside the location to be hit. At some point after this, a trigger will set off the raid on the location it's camping.
When you are inside the location to be hit, the door will lock and a timer will start. Quick exit options are the windows, though you can also pick the lock of the front door. At some point during the timer the DEA raid will happen, it's not always after the time runs out, the timer is just the max time you have left before they bust in.
If you escape in time, you'll see loud bangs and smoke going off in the location you just fled when they breach. This will also be preceded by the sounds of tires screeching to a halt as several vehicles spawn outside the location action being hit. Cops will spawn all around the location being hit and will instantly try to stop you for a search.
After the raid, the police and vehicles will remain around the location for a set period of time, with a cop standing outside the door.
You'll be notified by the guy you rented from that the DEA raided the location, and to get full access back you'll need to pay for it again. (At any time though you can pick the lock on the front door and go in but the save point if any will be disabled as will furniture placement mode). It's usually 1 in game day before you can rent the location post raid, and the rest of the day where the cops will hang around the raided location.
Once you re-enter the location you'll notice a bunch of stuff missing. There is always something left behind though, which can include drugs sitting around in the open. Even if you only have decorative furniture in the location, some of it will be gone. The small secret hiding spots you can buy in the furniture shop appear to be immune to raids. So far, for me, they've always all remained and their contents have always been intact.
or will it be in the furniture mode, and have you ever tried putting all the furniture away before the raid happens
Yes, anything missing is gone for good. Items not placed in furniture/equipment mode appear to be immune, but I haven't really tested that. So if you pick it all up it may still be there when you go back. I'm not sure if that's normal though. The DEA raids are extremely buggy.
