the rule of thumb is: building a new basic building (house / farm / mill etc.) is more cost efficient than upgrading one.
--> Do you have space to build basic buildings? build basic ones first. Upgrade stuff when room is the limiting factor.

You'd proably also benefit from upgrading your houses when the bank and market is surrounded (by houses, not by zombies.) That'll make it easier for you to make money AND build more houses by the healthy food reduction. Tents will get you by til about Day 20, when you should be getting your first bank soon after.

just build up a block of housing with a bank/market in the middle making sure all the hosuing completely fill the bank/markets radius, then upgrade them to the max and your money should be well over +3000 each tick.

just dont go overboard on anything that will take large amounts of money to upkeep.

build a bank and a market. upgrade those houses until you have enough colonists to build another bank market combo. rinse repeat until you have your 3 housing areas with bank + market. and then upgrade all of those houses to the max until you run out of food. and keep filling your empy space with basic mills.

how?

my problem is always that the starting position don´t allow it to build up a perfect housing block with bank and market so that all houses are into the radius......at map 4 especially it is much more difficult .....but you don´t have the time and you have to build many houses at the beginning

it would be possible if the map generator gives you generally a good starting position but this happens very rarely

I usually just go straight to Stone House upgrade, I don't even buy the Cottage upgrade. xD If you get the cottage upgrade do you have to delete your Tent in order to replace it with a Cottage? Or can you just do a straight upgrade Tent > Cottage > Stone? The reason I don't build a massive utopia of Tents is because the way I build my bases. I like to centralize my housing and my income buildings where there are resources. I'm traumatized of the time 1 zombie wiped my whole base because it busted down a Tent.... I'm sure you know what I mean.

you can click on tent and upgrade from there, not simply just building the cottages or stone housing...

It has never given me the option to upgrade straight to Stone from a Tent.

you build from where you start then when you expand into an area wide enough for a good housing block then you start building there and if you want you can delete the houses you built near your commmend center so you can move them to the new housing block.

so is it worth it to upgrade a house that's near a market and a bank? I know you can only have three markets and banks.

its alway worth it to upgrade houses, space is a valuable resource in this game....

There is no simple answer to your question.

In general, once you get down a market/bank, you want to fill everything around them with as dense and advanced of housing as possible. While advanced houses aren't energy efficient, they are very food efficient (more money for the same amount of food) and space efficient, and larger spaces need more gold draining maintenance to defend them.

I find that the higher the difficulty, the more unrealistic it is to say, "Just build tents", because you are always space constrained at higher difficulty levels. That's some math based theory that ignores the reality of the game.
