Some missing parts (98% CG, 76% scenes) in Acta est Fabula

I finish all 4 routes, but there're 3 missing CG and scenes.

2 CG/scenes with Kasumi & Ren in the bathroom, and 1 CG/scene with Rea and Ren in the basement (the 2nd part).

Any help to unlock these parts?

IIRC, those are H-scenes. Only remember that the first one requires making a choice that will appear in the middle of the common route if Kasumi's affection is high enough.

Very late, but for the first one, you have to make favorable Kasumi choices in the Common Route, which will get you a choice near the end of Chapter 3. Pick the first one.

For the latter, go into Rea's Route, but you must select "Talk to Kei" at the start of Chapter 3 as part of that process. Then you'll get it in Chapter 7.
