Yes, the next part of the dungeon opens up after you resolve " The Varnhold Vanishment" the main quest of chapter 3, so basically at the start of chapter 4.
Then you can go down 4 more floors, then its locked till chapter 5, and the finale part of the dungeon can be done during chapter 6.
Its possible that you dont have party members with high enough perception to spot hidden/magical doors.
If the check fails then thats it, the door is hidden forever.
Most of the special items you need to fight the real final boss of the dungeon are hidden that way.
Basically on each floor is a hidden item with lore related to the boss of that level, you need to find all 4 before facing the boss of a 4 floor section.
If you have them the boss drops a fifth item.
You need 4 of those 5th item to trigger the true final boss of the dungeon at the end.
But you can finish it without, its just more story and a tougher fight.
Unless all my group has done only 1 (perception test : critical fail), even more weird !
But I have no idea how this works but sometimes when I visit older maps after a few levels suddenly I could find stuff that I missed before...

But I think there're some not fonctional rooms (fake rooms) in the dongeon though.
