Any tips for Chimney Sweeper and Beach Please achievements?

I've managed to get every achievement aside from these two.

you get chimney sweeper by turning on a fire in one of the HGTV jobs

There is one map (can't remember the name) where there is a boarded up fireplace. If you get rid of those board and switch on the fireplace, you will see a lot of black smoke come out of it. It will then explain why that has happen and you should get the Chimney Sweeper.

Has anyone found or created a guide for the new achievements? They are very vague.

There's no guide but here's what I figured out:
Down to the last penny - Spend all the money during any HGTV job.
Truly open space - Demolish every wall during any HGTV job.
Whole family - Got that one accidentally while moving a table during one of the first HGTV jobs.
All the possibilities! - Make every choice during any HGTV job (requires replaying the level).
Modern solutions - One of HGTV jobs requires you to demolish a bathroom wall, breaking a pipe in the process. Sell the broken pipe instead of fixing it.
Time Warp - While in your home, open your laptop, go to Portfolio, select any finished job and click "After" in the lower right corner.
Oliver's way/Greta's touch - Agree enough times with either Oliver or Greta (not sure about the exact number but it's low enough to do in a single playthrough).
Chimney sweeper - See above.
Homer's house - There's a house from The Simpsons in the north part of HGTV map. Click it.
Renovator - Complete every HGTV job.

Got the beach please achievement if you are still looking for it. I purchased one of the new houses included within the HGTV DLC and moved my office there.

I purchased and moved my office but no achievement for Beach Please. Also have not gotten either Oliver/Greta achievements nor the Possibilities one. I have redone 3 different jobs (after completing them all) and chose the alternative choices for all of them yet no achievements.

I moved my office to one of the new ones too- the one with the really high ceilings- and I don't have that achievement. Must be a specific house I guess.

Just got the achievement, you move into "House with a sea view."

I got both the Greta and All Possibilities by choosing all of her suggestions in the house that has the huge kitchen - boy gamer room - pink girl room, etc. (sorry can't recall name of the job right now) It was the second time I did that job - The first time I got the Oliver achievement by choosing his suggestions for the gamer room.
