Not understanding the ranking for buyers

I think I'm doing something fundamentally wrong, and since I just stumbled over the most extreme example I really need some help.

I want to sell a house to Georgio Shanua.
He likes:
1 Large Bedroom, 1 Bathroom with Tub, Sound Systems, Wardrobes
He Dislikes:
Kitchens, Decorations, Too much Furniture

The Guide says the same, and recommends to just place a double bed and some linen closets and remove the kitchen. Okay. Nice. That sounds pretty easy!

So I'm in the "House with Uninvited Guests"
I removed some Walls, so I have a 77 m² Bedroom and a Bathroom with Bathtub, I don't have decorations, I added a Double Bed, a Sound System and some Linen Closets.

Result? He's not even in the top 5 most interested people!
The most interested people is the family of 5! HOW? WHY? I have 2 rooms, one bed, no kitchen, no family room, no bookshelves, no toys, no desks, but there they are, like "OMG so awesome let's sit on that one bed together and fight for the stereo control while we starve to death".

I don't get it. Can anyone enlighten me?

PS: I know that the pink house is supposed to be the one "where it works", but I can't imagine the game to be that mushed up that you can only sell one specific house to one specific client. That would make no sense at all.

Addendum: It's really completely random. After removing the Bed he appeared in the list again (Position 3). Then I added a crib, which he shouldn't feel strongly about, in the hope to get rid of some of the other duuudes - but he instantly dropped out of the list. Instead Dolan Trusk got a big green approval-arrow, shot up to rank two and proclaimed "I told you I don't have kids!". What?

But I think I also just found a bug. He's only in the ranking when the big room is just a "Room". Once I add a bed he says "What? No Bedroom?" and drops out of the List altogether. That's kinda gamebreaking ...

speakers & tv

Don't use cupboards that can be seen as bookshelves...

Redisigned the flat according to your recommendations:
2 Bathrooms with tubs, 5 closets that can't be considered as bookshelves, no kitchen, modern TV stand, TV, 3 speakers, 65m² bedroom

Result: He's not even in the TOP 5 list of interested people.

Super annoying, seriously. But thank you for your help.

EDIT: Ha, super funny! During the Auction I found out that I could very well try as I want to, Gorgio is simply broken, at least here. With the specs mentioned above he says:

Great, no Kitchen!
There is no TV and no Stereo
There is only one Bathtub
There is no Bedroom
There is no place for my clothes

Other Clients are commenting on the Bedroom, on the two Bathtubs and on the TV. So I guess it's just buggy or broken. C'est la vie.

Seems to be the house though. Rafael Erko for example says:
"Exaclty one bedroom, okay!" "Great, there is a TV in the Bedroom!", "No Bedroom is a big minus, buddy!" .... what?

Okay, the game is definitely bugging out on me now, even though I'm in the next house right now. Verifying File Integrity did nothing. What's happening is that the buyers react completely arbitrarty to things. Some of them started to like dirt or when I place stuff they theoretically hate, several of them had the "Like!"-Arrow when they commented on how walls are broken and there's trash lying around. Worst of all they can't seem to recognize the rooms properly anymore.

Example: I delete the single bed from my only bedroom.
3 People comment that they don't want a flat without a bedroom, but like this fact so much they rise to the top of the list. 2 People comment that finally there's a bedroom in the house, altough there no longer is. 2 others say that they love the new double bed.

Let's sell that broken mess of a flat then (2 Bathrooms with Tubs, no Bedroom, no Bed, 7 Closets, 7 Speakers, 1 TV).

The winner (Rafael) comments on this like that:
"Exactly one Bedroom, okay!" "No Bedroom is a big minus!"
"High class, a TV in the Bedroom!" "There's no TV? Not Good! Hey, where are the Speakers?"

Nevertheless they are willing to pay absurd prices for that trainwreck of a flat, earning me 25.000 Profit bevore Negotiation.

Dear Devs, what's going on here and what can I do to fix it?

I'm having huge issues with Giorgio Shanua as well. Everything that I add that he's supposed to like he hates. The one time I had just bought a house and he was on the top of the list to buy it. Should have sold to him then.

In the end I sadly had to restart my entire career to reset the buyers preferences since it persisted between houses and decided to simply unlocked the skills I had via savegame editing again, didn't have the nerve to re-unlock them manually, especially since I was quite far in the game then.

The likes/dislikes seem to be a rough guide at best, i also found that in some respects it is random, and you can remove something they want and that pushes them up or on the flipside down, another issue people at the top of the list aren't necessarily the ones who will win the auction. I've had several times the person in the lead doesn't win. What would be best would be we can chose who to sell too like in real life ;)
