But I also wonder, why some of them need buildings.
TK research is a long-go, however, And you can't speed it up (with heroes and/or events like in some other factions.) AND you don't need buildings, but you need cash and/or these urns (I don't know the english word.)
I think some of the tech-trees try to add to the atmosphere of the game.
Vampire (counts) also have a pretty good tech-tree inmho. You have 4 categories, you can choose of from the beginning.
I wouldn't say dwarf-techs are useless, however!
With the lizards, this depends heavily on the buildings, you've built. Only exception is, if you're playing Nacai...
Empire Tech tree also has more freedom in it. Not as much as VCoast but more than TK.
