Demigryphs live in Reikforest only .

They pretty much have access to everything but demygriph iirc. I had a high elf mage on licorn in my army back when I was playing, one of the potential DLC HE legendary lord (Eltharion) is riding a Griffin, they get 3 levels of dragons, their horses are the best in the world, and like said, they have also eagles and phoenix + a chariots with 2 lions from Chrace, so that's kind of... a lot actually.
Don't remember any HE miniature with hippogriff, but... That's about it.

So then the world should be filled with all kinds of lovely ridable monsters.

Why should it be? The Americas for example were two entire continents devoid of anything ridable by humans until the spanish wrecked a gallion with 500 horses onboard and they fled to the mainland.

Cause if 1 forest has one of the most fierce and strongest monster that can be mounted guess what the other 100000 forrests will have.
and it has enough of them to make a knight chapter house to that specific mount.

in this world we only have like horses that was used in a large sense as a cav force. Warhammer is not this world.

'enough of them to make a knight chapter house'

You realize that's only a couple hundred maybe? Most knightly orders have between 100-200 members, the largest ones have like, maybe 500 maximum. That's a rediculously small population.

And I can only find things that are useable by lords/heros.
if they have so many more things than human s shouldent they have cav units of other things than horses?

They have
  • Great Eagles
  • Griffons
  • Sun Dragons
  • Moon Dragons
  • Star Dragons
  • Lions
  • Frostheart Pheonixes
  • Flamespyre Pheonixes
And the reason that most of them aren't in unit groups is because they're monsterous, and monsterous units don't go together.
