The game looses a lot of its appeal outside of VR though, which is the reason why the developer stated it would not be releasing a non VR version but would not stand in the way of modders enabling that if they wanted to.
It cuts out a lot of puzzle/interaction content and loses most of what makes Alyx special as it is not how it was designed to be played.
Some physics things have tried to be replicated but is a bit of a pain flat (such as rotating some wheels), and others are assigned to a single button push practically bypassing them.
I played it both ways. If you are ever going to use VR in your lifetime, I suggest you wait until you have a headset so you get to experience it at its best first run.
If you are certain you won't ever get one, the mod should work fine if you only care for the story.
Make sure to download a difficulty mod too. It's faster movement, not being able to fumble your shots or have really any tension at all really makes combat too easy.
I did notice how some of the scenes seemed a bit chopped, (abruptly changed) but not due to scene change or loading time. He wasn't cutting out errors, had bunches of restarts and wasn't cutting out load times.
Also noticed player had real hard time manipulating objects, picking up and or engaging items with other objects.
