Half-Life Alyx NoVR’s requirements are the same as the base game for Half-Life Alyx. Any mid to high end gaming PC will run it easily, these specs are a bit higher than what you will actually need since the game is not running in stereoscopic 3D for VR, and therefore much less demanding.

The mod can be played with keyboard and mouse or with a controller. With a Steam Deck you can play it in handheld mode or connected to your 4K TV or a monitor and playable with a keyboard and mouse or controller as well.

The entire Half-Life Alyx campaign can now be played from start to finish including the end credits and more. Currently you can earn 33/42 achievements for Half-Life Alyx on Steam using the NoVR mod. The other 9 achievements cannot be earned at this time due to the workarounds being different for the gravity gloves, weapons, upgrades and more so they currently do not trigger the achievements.

how good is it really in flat mode ?

i cant afford a VR headset at the moment and i dont think this will be a thing the next few years ... but i really want to play this game. is it worth to play in non vr or should i just wait some more years ?

It is fantastic. Especially with some of the quality of life improvements added in the last few days, this mod lets you play the entire Alyx campaign like a regular Half-Life game.

Edit: I misunderstood your question. You were asking whether to play a modded flat version now or wait a couple of years to see if VR becomes more mainstream and affordable?

It's really your choice. For example, would you rather see the newest blockbuster movie this weekend in a regular theater, or wait a couple of years to see it in 3D IMAX with surround sound? Obviously IMAX will be the superior experience that the film makers intended. I've waited 16 years for a new traditional Half-Life game so I'm happy to experience it right now.

It's been 3 years since Alyx was released, and 16 years since the last flat Half-Life game. I'm happy to play right now. The GB_2 Development Team still is making improvements daily to the mod and consider it Early Access. If you want to wait a few weeks or month for an official 1.0 Release Version, that's fine too. But it's absolutely worth it to play in non-VR right now.

I edited my original response because I misunderstood your question.

I did exactly what you are planning. I bought Alyx about 1-2 years ago for 50% off during a sale and just waited for a quality mod to be released to play it without VR equipment. There's been quite a few mods since the release, but they couldn't even let you play the entire campaign. The GB_2 Development Team NoVR Mod is the first working mod I've found that lets you play the entire game with no special drivers or equipment. That's why so many gaming websites have been writing articles about it. It's almost fully functional right now in Early Access, the Release Version should be rock solid.
