The guest(s) in your game are basically just like the NPCs that you can hire or bring along. You and your friends are not actually building a community together. They are just there for additional firepower.
This game is primarily a single-player game and should be bought as one. If you have friends who also own the game because of the single-player modes, then it's fun for a while playing together, though.
Progress is limited to the host. Anyone who joins the host brings a single character (that can be swapped out as normal) and has access to their storage with the exception of rucksacks, but otherwise the host is the only one who can claim outposts, build, etc. You're in the host's world.
I think there might also be a tether.
Loot that drops on the ground (plague samples and stuff) is open to grab by anyone, but looting buildings/containers are color-coded to the player and only accessible to one person in the party, so round-robin style.
It's not really something that works well if you're both just starting out, it's better if at least one character comes from an established map.
There are also coop rewards that people who join can accrue as they contribute and gain influence; you get a random assortment of better and better things the longer you play.
When it's on sale I think it's a good buy for coop.
Not to mention if you and your friends have GamePass.
The tether is the whole reason why State of Decay 2 never really took off.
