From that one duplex, you build outward: more units, more cities, eventually whole states — skyscrapers, small business chains, and a stock portfolio quietly compounding in the background.

This is a game for people who'd rather read a P&L statement than mash a button. Patience and reinvestment beat speed every time.

The Map & Your Empire A full North America map spanning 140 cities across 51 jurisdictions. Unlock a state for a one-time fee, then travel freely once it's yours. Each city has its own property market, job market, and business scene that opens up as you unlock it.

Buying & Building Eight property types — from single-family homes up through hotels and NNN commercial — each upgradeable through four tiers. Finance your purchases with affordability-based lending (your credit, income, and portfolio equity all matter), refinance free-and-clear properties to pull out cash, and even move into your own units as a primary residence.

Tenants Who Feel Real Advertise vacancies, screen applicants, manage leases and renewals, and handle evictions when it comes to that. Tenants have moods, maintenance issues, and a chance of throwing a wrench into your month — missed rent, property damage, sudden move-outs, even lawsuits.

Your Own Career You're not just a landlord — you've got a job too. Five job tiers, promotions and raises tied to tenure, and the option to relocate out of state by buying and moving into a new home. Two separate research trees (Personal and Business) let you specialize as you level up and earn achievements.

Scaling Past Yourself Once managing everything solo gets old, hire property management agencies by star rating and service tier — per state, or nationwide. They'll handle repairs, tax escrow, lease enforcement, and tenant placement. On the business side, run small businesses like laundromats, corner stores, and car washes, each with their own staff and random events.

Passive Income & Real Risk Park spare cash in an index fund and watch it accrue monthly. But debt cuts both ways — miss three loan payments and you're headed for foreclosure, with creditors liquidating in order. Businesses can be sold off below, at, or above market when you're ready to exit.

Built to Respect Your Time Three save slots, 60-second autosave, adjustable time speed (pause through 3x), and offline income while you're away. A notification system surfaces decisions that need you without forcing you to babysit the game, and guided tutorials (with dismissible nudges) ease you into the systems without hand-holding forever.

Sound, Feel & Steam Integration Original music and SFX, custom avatars, and an ongoing UI polish pass. Steam Cloud saves and achievements are wired in, with more Steam features on the way.
