i would sugest you to buy all properties shops and banks etc then do that. investment i use for rare items for crafting if you miss but if you want to do that go to map ``TAB`` then press space and you will see risk and chance of earning money

Well, technically to get profit you don't need to invest anything, restorating shops and banks will give you all the money you need. However, investments can help you get trading items that will be useful for shop quests.
To understand how this system works first of all press Space (or Y/Triangle on the controllers) on the investment screen to see the tutorial. Perhaps it'll be enough for you.
You can also watch this informative guide:

This is how investments work:
In addition to revenue you get from restored shops you can get extra money by investing into shops a fixed sum of money and each 20 minutes the investments will return. The shops list your expected earnings so you will know if you'll have a return of investments 1:1, gain a bit of profit or lose some money.
1) Risk Factor shows you if it's safe enough to invest in a particular shop. It's a gamble of sorts. The higher the risk - the higher the potential earnings. But there's also the chance that you will lose your invested money so it's up to you if you want to take your chances.
2) Popularity determins your potential earnings. The less popular the shop is (Green) the more money you gain. Popular shops tend to give you less money than your investments. This system is basically redundant now because not many people play this game.

Let me know if you have some questions.

Well this one is helpful and now I understand how this system works but I do have a one last question. What is the maximum amount you can earn in 20mins because in Ac2 I get 10k every 20mins which makes me rich and I able to buy all my equipments before I start the main mission also I do love to collect paintings, armor and weapons so im curious what is the maximum amount you can earn in 20mins...

All I can say is that revenues from restoration are much bigger than AC2 because in AC2 you only restore Monteriggioni, in Brotherhood you restore the entire Rome. The max amount of money the bank can hold is determined by how many banks you have restored.

bank can hold 80k and earning is about 16k for me also send assassins to do contracts to get more money also assassins get exp till lvl 10 higher lvl is better for help more armor better weapons...

I would advise against wasting money on famous landmarks early in the game. They are very expensive and the revenue from them is so low that I consider it a charity. They should be bought only when Ezio is extremely rich.
