Cliff's notes for things to do to help improve load times and in game lag.
1) In your main Sims3 folder (usually document->Electronic Arts->The Sims 3), find the five ".cache" files and delete them. Do this before you start the game. Don't worry, they will be regenerated. That's why you need to do this before every game session.
2) In that same The Sims 3 folder, find the folder called "Thumnails", and delete everything in there. Yes, everything! These files will be regenerated as the game needs them.
3) In the same The Sims 3 folder, find the folder called "Featured Items". Delete everything in there as well. These will be regenereated by the game as they are needed.
4) And lastly, if you have a corrupt save or a ctd during gameplay (or not. Check anyway), in the same The Sims 3 folder find the folder labeled "CurrentGame.sims3", and you guessed it! Delete everything in this folder.
Other things yo ucan do to increase performance and speed are to shut off interactions and things that run in the game, in the background that you don't need. These can all be found in the options menu.
You can shorten the intro load screen by turning off the interactive load screens.
In the first tab in the option menu you can turn off shop mode and turn off all notifications. Shop mode (i think that's what it's called) in this menu only refers to the items that you can buy from the online webpage. The items that cost simpoints. The notifications refferes to the online notification as well. You really shouldn't even bother with keeping this game connected to your online profile, as it does nothing but slow the game down. The only thing that you can get from being online are the badges and trophies for that page.
On the options tab labeled "Demographics" you will find what will randomly spawn in your world. Things like vampires, fairies, pets, horse, etc. What shows up will be determined by what EP's you have installed. Unselect everything that you don't want randomly spawning in your town. It doesn't sound like much. But, these spawned entities can and will get "stuck" on unroutable terrain and can cause the game to ctd if the program can't find a clear path. That is true for all sims that get stuck as well. But, the game will continue to "try and fix it" until then, slowing the game down.
Another thing that you can try is to run the game in full screen mode and cap teh frame rate to 60fps. This game will run at higher if you let it. If you do this, it can and will continue to use your resources until it overheats your system. . . .and ctd.
And to help minimize file bloating, try not to use the "save" and "save and quit" functions to save your game. These cause unneccesary file bloat and can slow the game down. Instead, use the "save as" function to save your progress. Yeah, it'll take a little bit longer to save. But, the game will load faster in return. And remember to save (save as) often! The game keeps a continous log of everything that has taken place in the game, without deleting anything that is no longer in use. So, you might also want to exit the game every once in a while. I notice my game starts to lag after around 6-8 hours of the program running (not always in a game).
And as mentioned before, using the NRass mods; Master Controler (not neccesary), Error Trap, and Overwatch, will help to minimize some problems that are inherant in this game. Both Error Trap and Overwatch run continuously in the background and do checks in the game to get rid of things that can slow the game down, like resetting sims that are stuck automatically, and removing vehicles that aren't in use and turning off radios that eat up memory.
