Really depends on how you play. The main quest line takes 3-6 hours. but we have multiple endings and if you want to get them all - it may take 20+ hours.

If I complete the main quest line and unlock one of the endings and then start a new playthrough to check the other ones will I have to do basically the same (interacting with the same characters renting the same rooms etc.), except making some key decisions? In other words, how's the replayability?

You need to talk to almost the same tenants as your decisions bring consequences. But depending on your decisions you could get new, previously unknown tenants that bring you new quests and story changes. Also, if you talk to NPC or solve questions differently you will have different endings and story lines.

Replayability is high as there are many endings at the game.
Does it have a sandbox / freeplay / random mode?
@MsStandart: no, there is no sandbox mode.
Are there plans for a sandbox mode?
