money, its all about money when it comes to stuff like trading, buying or anything like that in general. You'll see it everywhere in the real world.

scarcity + demand, assuming its the actual market price being traded at
Because traders are scum

some of these markets have shallow depth and there is no liquidity when you try selling back such highly priced item

a lot of those items are not worth the price they are being listed at

simply put:
-all-class hats tend to be more expensive
-hats from more recent crates tend to be more expensive
-hats that have been artificially inflated through the recent quality system tend to be more expensive
also you have the whole thing with supply and demand
so for example, the B.M.O.C is more expensive than the Smissmas saxton and the shoestring santa despite the fact that they're all all-class santa hats because it is limited in supply.
meanwhile, the face of mercy is slightly less expensive than the goalkeeper, because despite them both being hockey masks inspired by Jason from friday 13th, the face of mercy is pyro only

Well, stuff like killstreak or strange items are in high demand due to them counting and displaying information about their effectiveness (current kill count and kills/damage/points scored respectively).

Unusuals… some are high value because only one person has a specific item/effect combo. Others are expensive just because a bunch of big-time tf2 traders own all the stock and have a monopoly on them, and can set prices accordingly. Some are just plain overpriced, having an ugly particle effect and a hat that almost no one wants, yet traders still charge upwards of $20 for them despite no demand at all from buyers.

Were the prices actually governed by demand and supply, unusual prices would be a bit more reasonable, but in reality, the owners sell for whatever they want, and you just have to deal with it (unless you can cause another crate depression).

Rarity I guess

greed is your answer. allot of traders hoard hats, even if they are ugly, just to sell them for a absurd price once that particular hat/unusual combo is no longer obtainable via crates

A lot of strange weapons are cheaper to obtain if you get them with a warpaint people think is cheap or don't like. I got my strange iron bomber and tomislav that way.
