If you're talking about backpack.tf and other pricing websites, those are mostly reasonable.
Craft hats which don't look good cost less, because there's an abundance of them, and the demand is low.
Elite grade hats which look good cost a lot more, because they're rare, and the demand for them is high.
Supply and demand is what regulates prices for almost everything around the world. Including virtually.
Also regarding the Lone Survivor, I think it's a fair price. The Lone Survivor looks REALLY good, and it also has a limited supply (Late Summer 2014 Limited Community Cosmetic). The demand is high, and the supply is low. Therefore, the prices should be high.
Well, as you said the economy is runed by community, and community sets the prices and the Lone Survivor isn't even that expensive.
