Lease expiry
Since you get punished for terminating a lease, the game is obviously intended to take into account a certain amount of realism in landlord obligations. However, it doesn't appear to care about landlord rights either, such as to not renew a lease. In real life it'd be perfectly valid to do this, for any or no reason at all, and especially for the purposes of refurbishment.

Right now I've got a tower full of the hodgepodge I built while starting out, and I'd like to completely remodel those lower floors but right now there's no mechanism to when there really should be. Especially since as-is, I feel like beautification such as lobbies and outdoor areas are 'dead content'; it'd destroy my prestige to kick people out to build those things, thus locking those things out again because I won't have the prestige.

I read a previous discussion here where the developer said they were leaning toward a relocation feature instead of terminating a lease, but that's just not the same thing at all, and is a pretty confusing idea in general. If a landlord offers to help relocate tenants en masse in order to refurbish a building it's obviously not to *within the same building*.

Hi,

not all move outs cause prestige penalty.

Also you can move the tenants to a different location using movers' office.

I'm aware you can move people but I'd like to be able to completely evict them to repurpose the space - it's no use moving early tenancies around when you want rid of them entirely.

I see what you're getting at, with lease expiration. However I don't feel the need for it, in similar situations I just raise the rents for unwanted tenants and watch them leave. And I do this only for those specific tenants I want out, not building-wide. In my experience they leave depending on the economic situation of the city, starting happiness of the tenant and difficulty. But they should leave within the next 24 hours, often almost directly. It might seem ugly, but I haven't noticed any backlash from other tenants.

I thought of that method too but it comes with a penalty to Prestige and that's a huge problem.

In real life you write an eviction notice. But that still not the same as a lease. I take it all these highrise buildings, you are not the freeholder. Therefore you cannot willy, nilly go around refurbing without some pressure from the local authority. That is probably why you get prestige hit and a money hit for breaking the lease (as all your contracts come from the local authority it seems).
If you could buy the freehold, you would have the landlord rights you are seeking.

But game wise, one way to do it is to do it gradually. This game is about time management really, it's better doing gradual growth and rejigging, than enmass. Unless you have loads of prestige (try the last upgrade on the art tree line (sorry forgotten what they call it)), you can trade influence to prestige points. I also bulk buy prestige when turfing out my residents.

You're confused; I'm not saying you should be able to terminate a lease willy-nilly. I'm saying you should be able to opt not to renew it at its next expiry date.

No matter what else, it's seriously the most boring thing I've ever thought about doing in a video game to sit around evicting one apartment every few days until the prestige comes back, dozens of times perhaps, just to improve the building. I think we can all agree that hassle of that length and tedium is an awful game experience, and it's a singular deal-breaker for me to the point that I'd refund the game if it wasn't too late by the time you realize this will be a problem.

Just wondering here. What kind of building did you place and where?
I'm still fairly new to the game, and am trying not to make those kind of mistakes, so I made sure to only have small offices and such on the lower floors, in case I want to rebuild the whole thing. But reading this thread makes me realize there might be other places I should be careful...

I agree it's an annoying mechanic. However, I don't see it often (at least in my games). I tend to, if I have an unhappy resident, move them to a new section or "price them out" by putting their rent up and eat the prestige loss. (I often have LOADS of art, which makes the loss bareable, eg: I have medium art per floor with double when they say "likes to be near pretty things")

There is a specific build order for this game. I playing through the missions, which sees different presets and it is "fun" for me to adapt and overcome those challenges.
Maybe a mod can help you with your problem? I have seen some in relation to leases but not sure if they are exactly what you are asking for.
