Theresa bugged out

So Theresa is stuck in the entrance to her house. Hasnt moved from there in days, I cant talk to her, the talk option is greyed out.
Ive done quests, saved, relaunched, played for a while, every time I go back she still standing there.
Can anyone suggest something that does not involve loading an earlier save, as that is not an option.

She doesn't even go to bed at night? Can you sneak up on her and knock her out and carry her body out?

Have you passed time by pressing t or slept? I noticed that if NPCs don't want to wake up passing time helps.

Sounds like the same rogue polygon that stops Henry walking through doors or upstairs sometimes. Now the NPC's are being effected.

So tried sneaking up on her but cant knock her out either, the button is grayed out, same as the talk.
Arrows fly right through her.
Saw her walking on one spot earlier so seems to be stuck on something.
Really dont feel like starting over, but also dont want to miss out on the quests and romance with her.

I'm having the same problem with Peshek. When I first noitced it the front door to his house (where you first start the game for reals) looked wonky and there was no option fo rme to open or close it. He was just standing there. He'd say things in passing or yell if I bumped him... but that's it. The option to talk was greyed out. I needed to turn in a quest to him but couldn't. I slept, waited... nothing. The only thing that had any impact was fast traveling ot Talmberg and back to force the zone to reload caused the door to get fixed, but he's still just standing there. It's as if he's trying to complete an action but can't get to it (when the came is working right I notice that if an NPC is trying to do something they will be "busy" and the talk option is greyed out until they get to a place they can talk... Peshek can't be interacted with while he's picking up sacks in his warehouse but once he walks outside you can talk to him causing him to drop his sack and begin the convo... but since he's not moving, he can't actually "do" this... that's my guess).
