Peychar is the worst assassin ever
I left BOTH doors open for him just to see what would happen, and he still got killed instantly by the guard on post at the second door. To let him succeed you have to open all the doors, and get rid of the guard at the door, truly the worst man for the job.

The Story of Peychar (2018)

-he arrives at midnight
-wearing his underwear, equipped with a longsword and 7 lockpicks (I checked his inventory)
-fails lockpicking the front door about 25 times in a row, then quits and walks away
-reload game
-unlock the door for him before he arrives
-he comes in, sword by his side
-guard sees him and attacks
-Peychar fights back
-fistfight
-the fight goes on for 4 and a half hours
-its almost dawn
-guard knocks him out with a punch
-guard stands there until dawn, no dialogue options after the fight
-guard walks back to his post
-peychar wakes up, and starts to walk slowly home to bed like nothing happened
-I confront him
-seems like a pretty cool dude
-I decide to trust him
-convince the engineer that he wasn't a bad guy
-it's not over yet
-days later, chilling at an encampment, waiting for engineer to finish his trebuchet
-about 20 guards talking about guard things
-take a nap
-wake up to everyone yelling
-we're under attack
-grab my things, do circles around camp looking for the enemy
-the yelling finally stops
-guards return to bed, some of them talking about guard stuff
-what just happened
-wait for morning, can't find anything in the dark
-it's morning, search everywhere
-find a guy in his underwear
-blood everywhere
-it was Peychar
-7 lockpicks in his inventory, sword still sheathed

despite my absolute best efforts, i could not get peychar to succeed in his assassination. Since I couldn't find a way to deal with the guard since he countered my attempts to knock him out, I knocked peychar out and dragged him into his room past the guard. He then woke up and immediately walked out. I had enough of peychar, so I snapped, reloaded a save, and killed him instantly with a dagger in the back. May your soul rest in hell forever, peychar.

Peychar has a role to play in the siege of Talmberg if you let him live or 'trust' him...I don't think he's meant to succeed in assasinating Konrad Kyeser, at first...but there's plenty of options.
