All guides seem to imply that you need to commit all buff-based sins IN Sasau (get arrested, have s-x, get drunk) for it to count in the conversation in order for this achievement to unlock. Is this true?

No, it isn’t. I confirmed it in 3 play throughs.

You simply need to have committed these sins during Henry’s travels, no need to be ♥♥♥♥♥♥♥♥♥ and buffed by the bath maids when you talk to Johanna, unless you’re going on a bender anyway

Do you need to do all sins prior to activating the first DLC quest?

Seems like there may be a cutoff point. I had everything but the bathhouse part on my 1st playthrough. Loading up some of those save files and trying to squeeze in some last minute bathhouse trips isn't working. Like the sins are already locked in at that point.

I gave up on trying to figure out how to make that work. I was planning another playthrough for other achievements anyway. I'll see if I can get it this time.

Somebody answered that I also had to 'court' Lady Stephanie, is that true? I did it in a finished game, but since the DLC with Johanka goes back in time I don't know it I did it over here..

I'm not sure of that - in my experience I had already completed the game in two of my playthroughs and the third I started from scratch and had all of the requisite sins completed before starting the DLC, so I can't say that the achievement will pop if you start the DLC then do the sins.

Here's what I do know:

1. At Your Service (sleep with Stephanie) - should be already completed by DLC, change the shirt (if ya knowwhuddamean...)
2. Sleep with a woman - can be done any time before the quest starts, you don't need the buff
3. Thief (steal something) - unsure if you need to be caught with stolen goods or in jail - however, in my achievement playthrough, I did serve jail time for theft, so you do get a two-for.
4. Go to Jail - if you served any jail time, including in the Monastery for bad behavior, it counts. Check your statistics, it will show any jail time you served. You do not need an active debuff when seeing Johanka.
5. Kill Runt - self-explanatory
6. Kill others - anyone you kill counts - if you're going for Merciful achievement, this will not pop even if you kill Runt and no one else.
7. Drinking/Drunk - if you tied one on with Father Godwin, or the Bastards in Uzhitz, or got plastered any time in game, this counts.

Johanka doesn't mention me sleeping with a woman even though I have used services of a bathhouse and she also doesn't mention alcohol even though I have an "alcoholic" debuff. I have gotten the "alcoholic" debuff before the DLC quest and I've slept with a woman before the DLC quest as well. IDK what to do tbh. I don't want to start another playthrough because it's my third one.
