Vargas painting at the Yacht Club...

How on earth do I get into here to get the Vargas painting?

I've not finished the main story yet, so is this locked until then?

Can't find a way through the spiked wall and high gates...

Might be you will get access to it later during a mission or something. I've noticed that in the last part of the game, there are 2 paintings you only seem to be able to get to going throught the story mode.

You get access to the yacht club when you do the "Kill Olivia Marcano" mission.
Don't try wot I did, parked a car next to the fence and jumped over it, had to quit the game to reload and respawn out of it (had no explosives to suicide)

you can jump beach side inside fence from trucks hood and go get that Vargas... But you dont get out :) you have to end game

I did try that but was unable to get over the wall...

There is no spikes end of that fence, near shed where is that painting.

You get in by doing the game missions.

In the shed where they're holding Stephen DeGarmo (getting tortured to sign the land over to Marcano) is the painting. Grab it before you escape in the car.
