That's just how it works. The smaller busineses have more diminishing returns e.g. when you buy a car wash, it increases the price of the next car wash by a larger percent than when you buy one oil after another oil. It's just how the game is designed. Probably to encourage you to go to the higher businesses instead of just farming the low ones infinitely.
I don't know what you expect to hear then, because there's no other reason besides they decided to do it that way.

At the later stages you'll get like x20 or x25 for each tier of newspaper upgrade onto various resources. Things that are falling behind quickly catch up and become your most profitable. Donuts, for example, don't make a lot in the beginning but are one of the most profitable at the end of the game.
This is intended! As you progress through the game, you'll find out that different investements have more importance and grow/diminish in profits in relation to their current amount. The Newspaper investments are very important, as they benefit all investments. Good luck!
