For beaver dams, there are a finite amount of locations on the entire map that will work long term for farming. There have to be wild beavers spawning which is almost entirely originating in rivers around the island, and these rivers need to have an unbreakable rock. They will appear to be as normal rocks you would harvest but no matter the angle or tool used it won't be harvested.
Best thing to do is find the beaver spawn areas and then check within a fairly short distance for unbreakable rocks to them build a wall out of stone on top of and move the wild beavers into it with an Argantavis. It's recommended to use windowframe walls to allow easy dam access from all sides.
Also, having searched most of the map I have only come across 3 possible beaver dam farming locations that can be used without spawning in your own beavers. If it's too far from spawn location then the beavers will despawn.
Last little bit, dams will be built while away from the beavers so it's best to find locations away from your base to let them do their thing.
