Those games you mentioned cannot have realistic damage because it is against the terms of using licensed vehicles. For example, if you've paid and acquired the permission to put a Toyota 86 in your game, Toyota will not allow you to allow such car to be able to receive damage. Maximum you'll be allowed is a broken windshield and dented bumpers, which is what those games have.

Forza Motorsport has full damage with a HUGE ASS amount of official licenses. Furthermore, I remember a racing game dev say that they actually don't have limits on what mechanical damage they can put in.

Things are getting better over time now, and as you say Forza has a lot of damage. Licensors are likely to be more forgiving towards the Sony's and Microsoft's of this world, as they're the ones with the huge wallets.

This is almost always based on cam profile but it's nice to see thatr it was incorporated realistically.
-aerodynamics and downforce coould be simulated
- Engine power bands (not sure if already implemented)
- Realistic tire model
- ability for pieces to shatter/snap apart like hoods doors quarterpanels
- Tire Wear
