Poor performance hosting co-op

Is anyone else having issues with the performance when hosting a coop game? I feel like I haven't seen many performance posts and am curious if there's just something on my end causing problems.

Drivers are up to date and PC hardware shouldn't be an issue either. Am just stumped as to why sometimes the game dips to 60 fps in certain situations and can barely stay above 100 most of the time.

I'm a host and i'm running a 9800x3d, 5090, 64GB Ram on a gen 4 m.2 using the Game Pass version and can't get a solid 120 FPS. Doesn't appear that the Gamepass version at least is adhering to the video settings. Or DLSS is not working at all.

It's disappointing.

RAM: 32 GB 3600 MHz
gen 4 m.2 SSD

Playing on 1440p 60Hz

Game feels amazing in some areas.
And it feels terrible laggy in other areas.
There are some biomes that will stay at 45 FPS.

We are always playing coop with the other persons stream open
on 2nd monitor - so I can see my FPS and clients FPS at all times.

Whenever my FPS drop, client FPS will go down too.
There are even a lot of areas where we both end up on exactly 45 FPS.
