I'm not sure if it makes money other than a side load for the nightclub.
Only value in it is being a one-stop shop (minus HSW in E&E) with colored headlights. Zero serious usage. Personally I have no inclination to play Arena War to unlock anything.
Salvage yard is almost fun imo. Just stop by every week for the 300k+ car[s] and only sell those. Or go for all of them if you want, the lesser cars still aren't terrible. Friends will make decent cash off the finale, nearly comparable to full MC sales or similar.
Garment Factory is mainly good for whichever's the priority file, and Terrorbyte upgrades. If I'm bored, sure, I'll grind back-to-back two other files, they can be quick. I thought they would've come up with more missions than this, or done something interesting with the business front to enable upgrades for better income.
Hell, it'd be cooler if they started doing more legitimate businesses. Give us bowling alleys with pool halls, let us cut into the golf club for profit (for lack of better terminology), take over a hotel and manage it.
