When you use the tunnel entrance with the submarine you enter the heist already inside the compound.
You only need to swim until you get behind the compound and go underwater. Once you scop the sewer entrance you can do the blow torch as a prep mission on the sub.
the cutting torch is a prep mission at a construction site.
you need to find the drainage tunnel first though when you scope out perico island.

if in doubt just swim under water all around the island and as close to the island edges as possible. its kinda hard to spot, but should auto trigger dialogue when you get close to it. swim through the underwater mine clusters.

The end result was that everyone ended up chasing after me and an attack helicopter got sent after me (.. I killed all 10 helicopters in the prep mission). When the helicopter showed up I kinda panicked and just took a dive off a cliff into the water.
They sent boats and the helicopter after me, but after diving down deep they couldn't do anything to me at all. I was going to ever so slowly swim my way to the other end of the map and get back on the sub (which I assume moved to the northern part after dropping me off?).. but the game ended up just ending the heist as I was swimming.
The cutscene started up after that with me walking into the party in full scuba gear, which was sorta silly. Apparently just swimming off the map is a viable exit strategy in a pinch.
Yes, you can swim out of the island, but it's better to fill your bag in the main dock (extra money and elite challenge bonus) and exit with a boat.
I only have spotted on the airfield and main dock but all I get is $1.4M without fencing fee.
Elite Challenge on Hard Mode gives an extra 100k,
The spots for solo players on the main dock should be used to fill your bag.

By the way just discovered the container on the main dock with some outfits. Does it work if I do that without alerting anyone on the escape? Does El Rubio chopper spot me?
My average time for the finale is 10 minutes.
It goes from 9 to 11 minutes depending on how many secondary spots I have to go to fill the bag.
The Elite Challenge 15 minute limit is very forgiving if you know what you are doing, specially if you use the Kosatka's tunnel entrance to the heist.

So, if that's the case, my solo method would be to start at the North Docks and grab the secondary loot (Main Dock loot can only be taken with an accomplice to hold the door, if I'm not mistaken), swim to the compound and enter via the Drainage Pipe, and them escape via the Main Dock since it's the closest exit. That way, you've already collected everything when your cover is blown and all that's left is to escape, right? I know this would take longer since swimming is slow, but it just seems easier to me to grab loot while you're not under attack.
You absolutely can. Hard to give suggestions on how to stay stealthy without having a better idea of what gets you seen, though. Care to elaborate?
The only thing I can think of without more information is that you're talking about El Rubio's helicopter? This does get triggered once you get a certain distance from the gates.
He'll always come looking for you, but if you haven't set off the alarm, he doesn't know exactly where you are; he just flies around trying to find you.
There are four potential loot spots (each with two potential items) at the main dock, only one of which requires two people.
Not that I'm saying going to the north dock is a good idea, but if you did, you could just steal a boat. Swimming all the way to the compound is a waste of time.
I find taking out the guards around the north dock a little tricky, though, and personally, I'd rather just take a motorcycle offroad and jump into the water right next to the outer compound gates, if I absolutely had to make my way from the north.
And that makes me think that you're not just talking about El Rubio's helicopter...
The main dock has 3 secondary loot spots.
Only one of them needs a second player, the other two can be entered solo.
There's also a third solo spot close to the main dock, in the buildings to the east.
The most effective/easy route would be tunnel entrance > main dock exit.
If you want to grab the loot before entering the compound, the best route would be main dock entrance > main dock exit.
