Please Help! Can't Fast Travel Without Crashing: Dunbarrow Cove

When fast travelling to Dunbarrow Cove or even walking in the back side of Anvil, my game instantly crashes. I've done driver updates, file verify, lowered all settings, run in admin mode and it's no use.

My last save was 5 hours ago, since after 5 auto saves they over lap.
Anyone have an idea on how I correct this?

waiting 76+ hours for the asset refresh seemed to help. my crashes occured when trying to fast travel out of anvil after leaving dunbarrow cove though

I'm also having this issue, crashes when I fast travel to the Anvil Docks or Dunbarrow Cove. Also crashes for me when trying to leave Anvil through the dock door, and when I try to run around the city to get to Dunbarrow.
