And I just spent two adventures in the Warrens and only found one portrait, meanwhile I found over 25 crests. Ive been struggling to get deeds and portraits by exploring in the appropriate areas but it's just not working out. It's making upgrading town very challenging.

It is a list of all 'things' you can encounter in all dungeons. And describes the interaction with them. So f.e. you will know where to bring more shovels (Cove) or Holy water (Ruins) to gain more treasure. Later you will learn which item to use with which curio. Also you will learn not to touch any carcasses without Herbs.
