Parks and Unique Buildings Not Increasing Land Value?
I seem to be experiencing a bug in my city. My city is around 40k population with tons of services, transportation options, parks, and unique buildings, but I've been struggling with land value. I open the land value map, and something seems very off. I have the high-tech housing policy in most of my districts, so the areas around residential areas have very high land value (green). On the other hand, it doesn't seem like my parks and unique buildings are affecting the land value at all. I have a nice government building square with 3 unique buildings surrounding 2 plazas, and the land value in that area is just average. In another part of town, the land value is green around the residential areas and blue around the large park in the middle of the residential area.

Is this a bug? Is a mod maybe causing this? Land values seem way too low, and I barely have any level 3 commercial buildings or level 5 residential buildings because of this.

Unique buildings often flat-out decrease land value or have high noise radius, thus indirectly also decreasing land-value. Coupling it with a park probably just reduced this effect to zero.

Keep unique buildings *away* from residential areas.

Vanilla parks on their own should definitely increase land-value, though. Is this not the case in your city?

The park does not raise the value of the ground it sits on. Parks will increase the land value “around” them. That is, the assets around them will raise in value. That is why in most cases they are a little darker in value than the area around them. I really noticed it with “cemeteries”. Cemeteries I find give a big boost to land value but rarely does the value spread back to the cemetery to equal out the land value . They like parks are most often a little darker in colour in the land value map.

There is also a 'Parks and Recreation' policy that will help increase land value near parks and plazas.

BTW, you don't appear to have any screenshots uploaded to Steam for this game.
