How increase land value?
my city services cover almost everywhere, traffic is good, i try to minimize pollution, but sill low land value icons show up
What else to do?

Low land value icons only show up when you lose land value. Did you remove something from the map recently?

Try placing some parks, unique buildings, or monuments.

There is also a policy for parks that increases land value.

i did place parks and unique buildings
i also put a city wide policy for parks\
i have not unlocked monuments yet
and no nothing was removed from the map recently

What happened to make land value low? Maybe post a copy of your save. Then we can look for ourselves. Otherwise we can only guess what your issue could be.

Also, what do the buildings say about low land value?

Create your residential in districts

Choose "Parks increases land value"

Keep your noise pollution low

Japanese Gardens is the best way to do it, they are only $40 a week upkeep only take 4 x 4 block spaces

just place them all over and the entire city will be high land value

I used to use the Japanese Garden as well, most for the neatly sized 4x4 tile size, but now I prefer the Botanical Garden parks. They are 160 a week, and easily are 4 times as powerful. And you don't need to plop a gazillion of them all over the place.

Let me ask, did you adjust any of the sliders other than power and water? There is a known glitch that causes land value to drop if adjusted for some reason. Idk if it was fixed or not

Lowering the budget of a service reduces the service coverage of buildings, which may decrease land value locally. It's not really a glitch.

besides good service and parks, land value is also affected by good public transport, richer cims which is achieved by educating them more with schools and universities. Noise, pollution, High crime rate, garbage pile up and dead people can decrease land value.

If all else fails, just go ahead and unlock the Eden Project and you can forget about all your worries because that building is OP and I believe it simply multiplies land value by 10

Yes, the Eden Project will max out the wehole map's land value. Even oiutside the city where nothing is built yet.

Also, there is no such thing as wealth in the game. Cims have no money and are not richer than other cims. Buildings make money as they level up and house more cims, therefore generating more money.

This is probably his issue. He likely lowered some budgets to make more money and it is effecting services that raise land value, and now they have lowered land value so low, they have lost a level. So now they will abandoned and when reoccupied, they will grow back one level lower.

He could also just bulldoze the complainers and the building will grow back the appropriate level and stop complaining. One of the few instances bulldozing actually solves the issue.

If that is the message you are receiving, it must be referring to the higher level residential builds, since there is no wealth to the game. Maybe higher education as it matches up better? Three commerce levels to 3 education levels.
