- SC4 is a regional game in sence, that all connected tiles share a common demand. Demand is used to measure the potential for growth.
- Demand caps are city tile specific. If your caps are low, then nothing from higher end density buildings do not grow. You can lift caps for commercial by building a lot of neighbor connections, airport and other stuff that either (describes) peoples coming in or out to your tile.
- CO likes to group together. Creating a Commercial Business District for CO§§§ is usually a good idea. All commercial requires traffic noise to survive -as opposite to residential growth. Higher traffic noise around commercial lots will create a higher customer potential. Now they just need to get there.
- High end commercial does not grow without recreational lots near them. Plazas are especially good for this purpose, as they fit in the area and provide most boost for C growth. Highest buildings will require at least 1 plaza within 20 tile radius from them.
- Building wide to build up is required, but not with CO§§§. This might sound strange at first, but if CO shares a lot of ground, then they do not get to grow so high. I mentioned the CBD above. That would be place where to nurture your commercial skyscrapers.
- Commercial shuns away from crime. Keep your business areas as clear as you can.
- High end residential is easier to get, but just as hard to keep. They also like each others company (though they don't exactly group like CO) and high education, but shun away from crime and traffic noise. Long travelling time to work is also a major factor here.
- If you haven't already installed Network Addon Mod (NAM), then do it now. The original pathfinder gets easily confused and travelling time is almost always too high.
- The most important building you can build to get any high buildings is University. Nothing grows high with low education.
I probably missed several things, or could have opened these further, but my eyes really going to close themself right now. I hope that this helped you at least a little.
Great post.
