The rips tend to have generic physics applied, but people who build their mods from scratch tend to spend more time on the physics side of things
Sound issues could be due to the FMOD implementation in AC being updated recently, quite an easy fix to update by the creator but creators of these forza/nfs rips tend to not bother updating their stuff.

I'm not sure about the physics I only play on a game pad, driving feels easier and smoother in assetto imo.
I think i expected too much from mods, I really thought they were gonna be about as good as the cars from the devs

Any car mods prior to the 25th of October FMOD patch will not work, so make sure you check the date of mods before downloading.

but I fear you will only have cockpit sound for the moment since the last ac update broke some stuff. Patch from modder is already announced. Just a matter of time.

there is even more out there but you have to search for it. As it has been said there are a lot of cheap rips out there as well. Maybe this helps

Some of the cars on assetto-db are illegal ports from Forza and other games, they look terrible.
Yeah, some do, some don't
and most of them don't bother with customising physics, just stick a generic cars physics underneath so they'll all handle the same just look different
You'll be waiting a long time for most of the ones on those sites to be updated, most are "fire and forget" with the "creator" quickly moving onto the next
The only app I'm using right now is Pitboard (with custom boards). There are lots of good tracks out there (VIR, Tor Poznan, Grobnik, Bridgehampton, Modena, Donington, Misano, Paul Ricard, Riverside, etc), check Racedepartment.com and filter for either downloads or rating (and read comments on those tracks).
And regarding pCars: to each their own, I prefer AC.
Any Lancer Evolution, to be exact. Also, Honda Civic Type R, maybe?
I saw a good one on assetto corsa club looked very good but I didn't test it.
But it's propably not updated to the newest version so you will propably have sound problems or it might not work at all
