There is some good in it, but not enough to brake even against the bad stuff. It needs a lot of work to be worth even half the current asking price. If you really must try it, get game pass for a month if possible and try it there, you risk much less money.

If you are not looking for multiplayer AMS2 is there.
THIS! and you can for Dirt Rally 2 if you like rally races since its the best one. Asseto Corsa is kinda old but you can get A LOT of value with the mod community.
I realy want to play FM but after all the changes, how the car progression works and the overral game state at the moment, I wont buy it anytime soon! maybe after 6 months (optmistic) or a year (pessimist)... will see

I run a Logtiech G-Pro direct drive wheel and G-Pro pedals and I'm using the recommended settings right off of Logitechs website, with a couple minor adjustments to FFB strength. The FFB and car feel is incredible. Absolutely comparable with iRacing. When it comes to FFB and car feel, with good settings, Forza is as good as anything out there and I mean that.
Where it's lacking is other aspects of the sim experience. Like pit exit lanes completely ignored by the track boundary and AI drivers, no way to adjust brake bias, traction control and other settings from inside the car, can't even map it. No simulation of a race weekend.
It's things like this that keep it from being considered a true sim. But the driving itself is top notch, and IMO that's the most important aspect anyway.
And BTW, I play this on a full sim rig and have an incredible time. I use the in car camera but the one that's zoomed in close to the dash, my wheel placement makes it appear as if I'm using the wheel inside the car, it's perfect and very immersive. I use a single monitor setup, that monitor being a 49" Samsung G9. I haven't felt the need to adjust my in-game seat height one time. Which is a good thing I suppose, cause like you said, it's not possible.
