I run AC:Unity with better FPS than this one, wth is going on?!
You know after messing around with graphic settings in Unity I was able to get constant 60 FPS on my GTX 970. But this game, I cant, I just cant. What am I doing wrong? Any suggestions?

anybody? I'm getting headache. I cant play games on 40 fps anymore. Just so used to 60 FPS now. But I cant get this game to run well. I'm not talking about the 30 FPS Vsync thing, I know those simple stuff.

The game is horribly programmed for PC. V Sync is broken, but turning it off leads to terrible screen tearing. I tried turning down AA (I shouldn't, I'm on a gtx970 like you), and it leads to a little bit better frame rate. Other than that tweaking the settings seems to do nothing.

But man I get like average of 25fps, completely unacceptable for a 2 year old title that doesn't even look good at max settings.

i have a gtx970
turn physx off
set shadows to : very high (not soft shadows)
turn AA off.
everything else at max
Vsync on.

this gives me 60 fps almost all the time.

there is also the ctrl+alt+delete trick which (for some people) makes vsync work as it should for the current gaming session - enabling you to actually crank up the gfx a bit more

dayum, How can you play without AA though?!

The only time I put the graphics on lowest possible was at the beginning since I was messing around to get a stable FPS. It was after swimming between shipwrecks on fire. Even on lowest everything the FPS would drop when I had to run on the first fallen tree.

I have ♥♥♥♥♥♥♥♥ pc ever and runs 60 fps + dunno how you 970s cant run it

I think this game isn't the most optimized for PC. But still playable. I can play this at 4k on nearly all ultra settings (taking out AA as it's not needed at 4k) with a i7 4790k CPU and a 780 ti graphics card and I'm perfectly content on getting roughly 35fps.

Thats what I'm really confused about man. Back when the game was new I ran it on a HD 6850 and dont remember having this much problem with getting a stable FPS. Now my computer is way way better than the system I ran the game on back then but I'm having problems.

This is crazy! I'm just standing in the middle of this town and with HBAO+ high and MMSAA 4x
I get 45 FPS and with both of those on lowest possible I get only 55! What?!

What is wrong then? I mean what is cauasing this?

On my 780ti system I turned God rays to low, the special smoke effects also hit hard too, and Vsync should be off as it sucks in this game. When I do that I get about 75 fps with everything else on max

Well 780ti is a bit better than GTX 970, what is your cpu? But still the way the game performs is weird, Even on lowest settings there are times my fps drops below 50...

Whats your specs? There cant be something wrong with my side, I play all kind of games, MGSV, GTAV, Witcher 3, I even downloaded Unity again on Uplay and it runs completely fine 60 FPS with all settings max, except AA=FXAA and no Nvidia soft shadows. I take good care of my PC, its clean and cool, no temprature problems, nothing. Yet I cant get 60 FPS on this game. Unless I bring everything to lowest which I can't accept for a 2-3 year old game.

I didnt say that you had a bad pc or anything, just that the problem must come from your PC because you should have better performances, maybe there is an issue somwhere.
I have a GTX 690 and an I7 2600K.
Did you try to change the resolution / alt tab at least once? Because when i launched the game the first time, I had some weird fps lock to 45 fps, and it seems like the game was in borderless window or something instead of fullscreen, i alt tabbed and then I have 60 fps since then (even after relaunching the game)
