why isn't there a remake of MGS 1 and 2?

My first mainline MGS game is 4 and I played Snake Eater after it and loved it. But the one I played (from the HD collection) is already kind of a remaster of the original one, with updated control, modern 3rd person camera, HD graphics, etc.

So as much as I'm excited to play Snake Eater again, I'm curious why are they not remaking 1 and 2 which are far more outdated in terms of graphics and gameplay compared to the most recent version of Snake Eater.

3 is the most popular and first in chronology, they might want to remake them in that order or just capitalize 3's popularity, if this one succeeds, I'm sure we'll get at least 1 and 2 remade too

honestly i would prefer a remake of metal gear 1 and 2 in one fully realised game, before remaking mgs1

And it was released in 2004, so still very outdated compared to the most recent release of Snake Eater (MGS HD collection) from 2012.
