Out of curiosity, are the zipped files (for the non-steam fix) old versions of the game files before the release of the game patches?
SOLUTION: find the profile on your local machine and delete any files with today's date (commonsettings, default, and <profile> if you got that far). then re-try compatability mode and it worked for me.
Any ideas what could fix this?
Edit: I checked that I had betas allowed in the Steam settings (they were), restarted steam, and looked for the Compatibility beta again and it was there. I dont understand what was wrong or what fixed it, but I'm happy.
