After selling original buildings the placement of new ones is not possible game says its a restricted area? is that on purpose?

I had the same issue. I ended up installing the build anywhere mod to resolve it.

I have the mod but doesn't let me build, i tried to plow and repaint the area with no success.

Look at F1 help menu. I think v or b is free form (I forgot the exact term). Removes the restriction. I deleted all on main farm and built as I wanted with no restrictions.
