GOTY, all DLC, no mods: Crashes while in Springvale School

As mentioned in the title, I have the GOTY edition with no mods. I'm fairly certain my load order is correct, as I can't imagine a default installation of FO3 GOTY would have it in the incorrect order. I'm in the lower level of Springvale school, and around the first corner there are raiders who become hostile when they see me. As soon as this happens, the game freezes.

My operating system is Windows 10, by the way, and I have installed the Games for Windows Live fix.
